Ownership & Transfer

Yes. Karnataka allows non-agriculturists to purchase agricultural land. The transfer process is straightforward with proper documentation, which we will assist with.

You'll receive the registered Sale Deed, updated RTC (Pahani) in your name, Encumbrance Certificate, Survey Sketch, and all previous chain documents for complete legal clarity.

Registration typically completes in 1-2 days. RTC mutation in your name takes 2-4 weeks. We'll guide you through every step and handle the paperwork.

Farm Maintenance

No. The farm has an experienced caretaker who manages daily operations. Most owners visit quarterly for oversight. We can introduce you to reliable farm management contacts.

Annual maintenance runs approximately ₹3-4 lakhs covering labor, fertilizers, electricity, and minor repairs. This is already factored into the net income figures we've shared.

Arecanut is a resilient crop. The farm has proper drainage and the 3.5 lakh liter water pond provides buffer during dry spells. Crop insurance is also available.

Income & Returns

Immediately after purchase. The plantation is mature and producing. Arecanut harvest happens annually (Nov-Feb), and you'll receive income from the very first season.
